IHG and Centinel Open New $75M Hotel at Fort Bragg

The skyline of Fort Bragg has shifted significantly as the gates open to a premier lodging facility that merges high-tech sustainability with deep military tradition. This $75 million investment by Centinel Public Partnerships and IHG Army Hotels introduces the new Candlewood Suites, a project designed to redefine the guest experience on one of the nation’s largest military installations. By restoring the historic Normandy House alongside new construction, the project elevates the standard of living for those who serve.

The Privatization of Army Lodging (PAL) program has been instrumental in this transformation. This initiative allows the Army to leverage private-sector expertise to replace aging infrastructure with modern housing. The result is a seamless blend of hospitality and utility that supports mission readiness and provides comfort for families during transitions.

Bridging the Gap: Traditional Barracks and Modern Hospitality

With over 100,000 visitors arriving annually, the demand for high-quality, on-post accommodations is immense. The PAL program shifted the focus toward a professional hospitality model, moving away from older government-managed housing. This transition allowed for rapid modernization and improved service delivery across the installation.

Infrastructure modernization is a critical component of personnel retention and well-being. Access to reliable, high-standard lodging reduces the stress of relocation and temporary assignments. This professional approach to housing ensures the military community feels supported in every aspect of their service.

Sustainable Innovation: The Rise of Cross-Laminated Timber

The 122,000-square-foot facility was constructed using Cross-Laminated Timber (CLT), selected for its durability and sustainability. As the sixth CLT property in the program, it represents a commitment to innovation. The 207-room layout features suites tailored for long-term stays, including full kitchens and amenities designed for a “home away from home” experience.

Military-centric services like 24-hour markets and courtesy shuttles cater to the non-traditional schedules of service members. These features ensure that convenience is prioritized for guests, whether they are staying for a single night or several months. The engineering feat demonstrates how modern materials can meet rigorous military requirements.

Preserving the Past: The Transformation of Normandy House

The project also transforms Normandy House, built in 1935 as the oldest surviving Bachelor Officers Quarters on the installation. Its historical significance led to a restoration process that concludes this year, securing its place on the National Register of Historic Places. It joins the Historia Collection, repurposing heritage buildings for contemporary use.

This specialized collection maintains the military legacy of these sites while providing modern comfort. This approach ensures that installation history is integrated into the daily lives of the modern force rather than being lost to progress. The meticulous preservation work balances cultural heritage with the functional needs of today’s guests.

A Collaborative Blueprint: Future Military Infrastructure

The synergy between Centinel as developer and IHG as operator created a blueprint that met Department of Defense requirements. By integrating “green” construction with historical preservation, the partnership addressed diverse priorities. This project served as a model for public-private partnerships across other U.S. Army posts.

The investment established a benchmark for quality that balanced fiscal responsibility with soldier needs. This initiative demonstrated that specialized housing could be delivered effectively through innovative construction and shared goals. The partnership successfully modernised the lodging landscape while honoring the enduring legacy of the post.
